Home Page This delightful villa is situated in a rural location in the heart of the Lot-et-Garonne near the ancient Bastide village of Monclar d'Agenais. The tiny village of Monclar sits high on a hilltop, and has a general store, tabac, butchers, chemist and post office. A short drive will bring you to the small market town of Ste Livrade and a further 10 minutes will bring you to the major provincial town of Villeneuve-sur-Lot with many restaurants, banks and shopping facilities. The English owner has refurbished this property to a very high standard offering accommodation for up to 6 people. It has a large private 12mx6m swimming pool, set in delightful landscaped gardens.
The property is spaceous and well equipped and comprises kitchen and dining area with gas oven and hob, microwave, dishwasher, fridge, freezer, washing machine/dryer. Large comfortable lounge with woodburning stove, two 3 seater sofas, armchairs and occaisional tables, large flat screen satellite TV (English), DVD, video, stereo CD player, games and books. There are patio doors opening to the pool area. From the lounge there is a staircase going down to 3 double bedrooms (1 with double bed and 2 with twin beds). The master bedroom has French doors opening on to a secluded private garden with views to Monclar and the surrounding hills. Bed linen and towels are provided, but not pool towels. The bathroom is large with walk-in shower/wet room, wc and wash hand basin. The garden is landscaped and has mature trees and plants and the garden has furniture for outside dining and a barbeque. The pool has been fitted with a security alarm for the protection of small children. The owner lives in a separate house on the land and is therefore available to help you and answer any questions you may have. The nearest airport is Bergerac in the Dordogne and the villa is situated approximately a 45 minute drive south in the Lot et Garonne.
This beautiful region of south west France has much to offer. Lot-et-Garonne is named after its two principal rivers. The Garonne is one of the major rivers in France, running from the Pyrenees (where it has its source in Spain) to the Atlantic at Bordeaux. The Lot rises in the Massif Central and flows through some of the most beautiful scenery in France to join the Garonne north west of Agen. Lot-et-Garonne, just south of the Dordogne, is still a well-guarded secret with historic towns and villages, and breathtaking countryside. In July this department is a mass of bright yellow as the sunflower crop, grown for vegetable oil, matures. The region also produces a large amount of tabacco, and is famous for its Pruneaux d'Agen (prunes). Finally, of course, many acres are devoted to vineyards, producing excellent wines. |
