Terms and Conditions

1. The property is a holiday rental equipped for a maximum of 6 persons. No person who is not specifically named on the booking form shall occupy the property/grounds at any time unless prior arrangement is made with the owner.
2. To reserve the property you should complete and sign the booking form and return it together with your deposit of 20% of the total cost of hire. This deposit is non-refundable and therefore we recommend that you take out holiday insurance at the time of booking to ensure that, in the event of cancellation for whatever reason, a claim can be put to recoup payments made.
3. Following receipt of the booking form and deposit, the owner will send confirmation. This is your formal acceptance of the booking.
4. Eight weeks prior to your date of arrival you must pay the balance of the rental outstanding. If you fail to pay the balance by the due date we reserve the right to treat your booking as cancelled.
5. On arrival at the property a refundable security deposit of £150 (€230) is payable. This is required in the event of, for example, damage to the property or its contents or failure to leave the property clean. This security deposit cheque will be returned shortly after your departure.
6. The rental is inclusive of: hot water, gas, bed linen and towels (pool towels are not provided). Electricity is inclusive in the rental from 1st May to 30th September. However electricity is an additional charge from 1st October to 30th April. The meter will be read on your arrival and again on your departure, and charged at cost.
7. Bookings are on a weekly basis running from Saturday to Saturday. Arrival time is after 4:00pm on the first day of letting and shall terminate at 10:00am on the last day of letting, or at such other times as otherwise shall be specifically agreed.
8. Cancellation by you, must be in writing, signed by the person who signed the booking form. In the event of cancellation being 6 weeks prior to the arrival date, 50% of payment is due. If cancelled within 4 weeks of arrival date, 75% of payment is due. We strongly recommend that your insurance policy includes provision for cancellation.
9. We reserve the right in any circumstances to cancel your booking and, in such an event, we shall refund all monies paid to us.
10. Tenants are asked to treat the property and its contents with respect and to leave it as you would expect to find it, clean and in an orderly state. If it is not left in a satisfactory condition for the next occupants, additonal cleaning charges will be deducted from your security deposit.
11. The use of the accommodation, equipment and any other amenities on site is entirely at the hirer's risk and no responsibility can be accepted for injury, loss or damage to the guests personally, or their belongings (including cars).
12. The swimming pool is for your private use. A security alarm has been installed for the protection of young children. It is the responsiblity of the holidaymaker to set this alarm as appropriate. In the interest of safety the owner enforces a policy of no glassware or crockery anywhere near the pool or on the pool terrace. Plastic glasses are provided for the pool area.
13. Smoking is not permitted anywhere inside the property.
14. No pets are allowed in the property/grounds.
15. The owner shall not be liable for: any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment, plant, machinery or appliance in the property or garden; any loss, damage or injury which is the result of: adverse weather conditions, act of God, riot, war, fire, flood, industrial disputes, port/airport closure, epidemics, government action or other matters beyond their control which prevents fulfilment of the contract by the owner.
16. Any breach of these conditions the owner has the right to terminate the tenancy, rendering the tenants responsible for the rental due and for any damages incurred.
